Is it time to buy your first home? It is the All American dream to be a home owner! You know how much time goes into the Buying Process and you are ready to move forward.
With the current strength of the market the majority of homes are selling within the first few days and many are selling over asking price. This may sound like a negative but with Michelle Payne on your side we will move fast and you will be in your new home before you know it.
Buying your first home is serious business, there are many important pieces to consider. What does the roof look like? Are the windows newer? What type of repairs should you be expecting? With your new homeownership comes repairs but also comes excitement! You can put in new wood floors, paint the interior or go big and remove walls.
It is time to hire your Realtor and get started. Before we find that perfect home, make sure you have thought about the basics.
Many first time home buyers feel like the process is a foreign language. The loan officer, Realtor and appraiser use many acronyms. The Payne team has simplified the process for you with our Simple Steps to Buying a Home.
The very first step is talking to a Loan Officer. We have several great loan officers that we can send you to to get started. In today's fast market you need to have a pre-approval letter to get started. The pre-approval letter will help you decide where to look for your home and how much you can afford. We will make sure you have the correct loan officer for the type of loan you are seeking.
There are so many wonderful places to live in Oakland, Livingston and Wayne Counties. Do you want a single family home with a large yard? A condominium with amenities? Do you want to live in the country or near the expressways for easy commutes? These are all questions you will need to ask yourself and you may need to compromise on some of them to stay within your budget. Understanding the different communities will assure you that you made the right decision in deciding on where your first home should be.
No matter what type of home you are looking for the Payne Team is here to help. The past few years Real Estate has changed, you need an agent that will utilize every skill available, both on and off the internet to fight for you to get the home of your dreams. We will help you find the right house at your budget.
The offer making process can be a very emotional process, we will help you decide on an offer price, show you past sold homes that are comparable and come up with a plan to help you get the home. If there are multiple offers on the home we have ideas to help reach out the sellers. We will suggest a letter to the seller, or other tactics to help the seller connect with you which could be what it takes for them to decide to go with your offer.
Once your offer is approved, we will have a few days to get the home inspection completed. The home inspection is not mandatory but I highly recommend it. A home inspection will give you insight to how the home works and could also discover repairs that need to be made. If the inspection discovers needed repairs this will give you the chance to renegotiate or have the seller make the repairs. This inspection will give you a better opportunity of understanding your home and will most likely increase the chance that you will take care of your investment. I have many great inspectors that I can recommend when it comes time for the inspection.
Once we complete the inspection, your loan officer will take over to get your loan approved. Right before closing you will do a walk through to make sure the house is in the same condition as it was when you purchased the home. After the inspection we will go to the closing together and then you own your first home!
